01 — Properties managed

Blocks, estates and mixed-use portfolios

We manage a wide variety of residential property, ranging from converted old London town houses to large estates and developments of more than 400 homes.

That includes blocks employing full-time staff — 24-hour concierge and security, building managers, caretakers, groundsmen and directly employed cleaners. Our instructions are concentrated in greater London but cover a wide geographical area.

We also manage property for charity and institutional clients, including mixed-use portfolios, with dedicated commercial property managers where a site needs them.

02 — Financial & accounting

Accounts that don't undermine good management

When the accounting isn't right, it doesn't matter how good the property manager is — things start to go wrong, and quickly.

Each client is given a qualified, professional client accountant responsible for service charge budgets, demands, credit control, reserve funds and year-end accounts.

Directors and leaseholders get clear reporting they can actually interrogate, so decisions about spending and reserves are made on real numbers.

03 — Right to Manage

Support for RMCs and RTM companies

We act for Residential Management Companies and Right to Manage companies that have taken control of their building, as well as for private freehold investors, developers, charities and institutional landlords.

Where a group of leaseholders is considering Right to Manage, we can talk you through what changes on the ground: the company becomes responsible for the landlord's management obligations under the leases, and the practical work — budgets, insurance, contracts, compliance — has to be picked up from day one.

On appointment we handle the handover itself: obtaining records, funds and service charge information from the outgoing managing agent, reconciling the position, novating or retendering contracts, and setting a first budget the board can stand behind.

Afterwards we support the directors continuously — company and statutory obligations, Section 20 consultation, meetings and reporting — and our flexibility means a self-managing board can take just the parts it needs, whether that's accounting, compliance or contractor management, rather than the whole package.

04 — Major works & surveying

Planned maintenance and major projects

Residential management demands an increasing degree of professionalism as legislation and regulation tighten. Larger projects need the same rigour.

Our chartered building surveyors advise on planned maintenance programmes, specification and tendering, contract administration and statutory consultation with leaseholders.

The result is major works that are properly scoped, fairly priced and consulted on correctly the first time.

What's included

A full management instruction, in practical terms.

Day-to-day management

A named property manager as the single point of contact for directors and leaseholders, regular site inspections and a written record of what was found and actioned.

Service charge budgets & accounts

Annual budgets, service charge demands and statements, credit control, reserve fund planning and year-end accounts prepared with an independent accountant.

Contractors & maintenance

Tendering and monitoring of cleaning, gardening, lifts, plant and insurance contracts, plus reactive repairs handled through vetted contractors.

On-site staff

Recruitment, supervision and payroll administration for concierge and security teams, building managers, caretakers, groundsmen and directly employed cleaners.

Compliance & safety

Fire risk assessments, health and safety, asbestos and water hygiene records kept current, with remedial actions tracked to completion.

Company & lease obligations

Support with company secretarial duties, directors' and general meetings, lease enforcement and Section 20 consultation on major works.

Out of hours

Buildings don't only fail during office hours. Managed blocks are given an out-of-hours emergency contact so leaseholders and on-site staff can report escapes of water, lift entrapments, lock-outs, power and heating failures at any time, with approved contractors instructed straight away and the property manager briefed the next working morning.
